This was a client I had worked with multiple times. His home was beautiful and in a great location. The nearest comparables in the area were $500,000. We listed it at $550,000 with the hopes of getting another $50,000  above the recent sales. We sold it in 7 Days for $608,000 using negotiation techniques that were very strategic. We were able to get the appraisal using our Value Packet and unique approach.

The nearest comparables on this was landed in the $750,000 range. The area was highly desired and the home was immaculate and had all the pieces one could want. 

I was on vacation in Mexico just after Christmas and the phone range. I took the call and it was a gal from California who was describing the home she wanted in very specific terms. It had to have a guest house, horse area, be within 15 minutes of Mayo Hospital, and be comfortable and have a pool. She was describing this home. We had not listed it yet so, I went back to the sellers and told them about the call. We solidified the listing and the California buyer bought this home at $950,000.  $200,000 over the nearest comparable for the area. I used our Value Packet to get it to appraise.

When the sellers interviewed us to sell this home, they had interviewed multiple REALTORS. One told them 485,000 to $500,000. This REALTOR was a horse property specialist in the area for over 25 years. The next REALTOR told her he had a cash buyer at $500,000. He brought back another REALTOR that said he would buy it for $500,000. This seemed to be some sort of weird tactic to get the listing. The others came in between 475,000 and $500,000. When I looked at this property, I told the sellers I thought we could get them between $600,000 and $625,000.  This was pre Covid and the market had not heated up yet. We sold it in 64 Days at full price of $625,000 through a REALTOR I knew in Scottsdale who I sent the listing to. We got them $125,000 over comparables in the area. I got the home to appraise with my Value Packet & unique approach.

The seller interviewed me several years before we sold this home. He has interviewed several Realtors. The comps for this area were between $650,000 -$700,000. One this one, even I thought it was over priced and wasn’t sure we would get any bites. We had no showings for a week and then one showing. The buyers Realtor kept saying it was priced too high and it would never appraise and I said, “We’ll see.”

Emma worked for a solid week on the value packet and when the appraisal came back the buyers were upset because it appraised at $850,000! The buyers did move forward with the sale. We sold it in 15 Days at full price of $850,000.  We got them $200,000 over comparables in the area. I got the home to appraise with my Value Packet & negotiations. One this one, even I was shocked!

Excellent Realtor! When looking for a real estate agent that sold horse properties, Michelle’s name kept coming up in my searches. After signing with her and meeting her, we felt we had a real connection. She even lived very close to our hometown in Iowa. How could we go wrong with an Iowa girl, right? Michelle did an excellent job marketing our house. In addition to the ads, she put signs out all around our neighborhood directing potential buyers to our house. This is something the previous realtor refused to do. She gave us lots of good advice in regards to what we needed to do to sell the house. Our house was originally a two bedroom home which was recently remodeled to be a potential three or four bedroom home.
